National Church Residences Strengthens Commitment to Affordable Senior Housing in Pennsylvania with Acquisition of Greenville House

GREENVILLE, PA — National Church Residences is proud to announce the acquisition of Greenville House, a 101-unit affordable senior housing community in Mercer County. Located at 9 N. Penn Ave. in the heart of Greenville, this community has served older adults since 1981 and will now continue its legacy under the stewardship of one of the nation’s leading nonprofit providers of senior housing and services.

This acquisition, finalized in September 2025, marks a significant milestone in the organization’s ongoing commitment to preserving and enhancing affordable senior housing in Pennsylvania. A press release issued on September 15 from the PA Governor’s Office, suggests that preserving existing affordable housing is critical in Pennsylvania because much of the state’s low‑cost rental stock is aging and at risk: many units were built decades ago and may lose affordability if deferred maintenance or subsidy expirations aren’t addressed. Without preservation, these units are lost more rapidly than new affordable housing can be built, shrinking the housing safety net and worsening affordability, especially for low‑income renters. With Greenville House now part of National Church Residence’s portfolio, the organization has expanded its footprint to 19 senior housing communities in the state, representing a total of 1,210 units.

“We are excited to once again expand our footprint in Pennsylvania and ensure that Greenville House remains a safe, affordable, and supportive community for older adults in Mercer County,” said Daniel Patrick, Senior Director of Affordable Housing at National Church Residences. “Our long-term goal is preservation, enhancing quality of life for current residents while maintaining this critical affordable housing resource for years to come.”

Greenville House offers 100 one-bedroom apartments and one two-bedroom market-rate unit, totaling 101 units serving adults ages 62 and older. Community amenities include a community room, computer room, on-site laundry, elevator, and controlled entry. As part of National Church Residences’ enhancements, a part-time Service Coordinator will be added, an important resource that was not previously available to residents.

Located near Thiel College in the heart of Greenville, the property benefits from proximity to local amenities and cultural resources, while offering residents a quiet and comfortable lifestyle. The borough’s scenic beauty, recreational opportunities, small town charm, and active revitalization efforts make it an ideal location for aging in place.

The property was acquired from Crossgates Management Inc. dba Greenville House Associates. The transaction was financed through a combination of a new acquisition loan from National Equity Fund, Inc. (NEF) and company equity. Greenville House is part of the HUD 202/8 Program, providing critical rental subsidies for senior residents.

National Church Residences will also assume property management responsibilities, ensuring alignment with its mission to provide high-quality housing and supportive services for seniors.
