Income-Based Housing – Income Level Options

Low-income senior living options are in demand, but what counts as “affordable” depends on who you ask. Every senior deserves a place they can call home, no matter their income level.

National Church Residences offers affordable senior housing in 26 states to seniors of varying income levels. Our income-based option can be separated into two main types of housing:

  • HUD Subsidized Housing
  • Low-Income Housing Tax Credit (LIHTC)

HUD Subsidized Housing

To qualify for HUD subsidized housing at one of National Church Residences’ properties, residents must meet a specific income limit based on the region where that property is located. 

Potential residents must be at or below 50% of the area’s Average Median Income (AMI) to qualify for National Church Residences subsidized housing. Their income, assets, and expenses are verified and an adjusted income is determined via HUD’s calculations.

Low-Income Housing Tax Credit (LIHTC)

Low-income housing tax credit community, also commonly referred to as income restricted or tax credit housing, is another option for seniors looking for income-based properties. LIHTC housing uses a different calculation than HUD subsidized housing to determine a prospective resident’s income level and rent qualifications..

There are many variables used to determine a resident’s income limit and which rent tier they qualify for. Possible tiers include 30%, 50%, 60%, 70%, 80% tiers, but the housing options available at each property can vary greatly. Some properties may only offer LIHTC housing for specific income levels, so it’s important to talk to a property manager to learn more about what income-based housing is available at a specific location.

NOTE: All interested parties should contact the property to inquire about qualifications and availability. All apartment homes may be subject to a waitlist for availability.

What is Required to Apply to Income-Based Housing

Every prospective resident must go through an application process to determine whether they are eligible to rent an apartment at one of National Church Residences’ income-based housing properties. This process will require you to provide specific personal and financial information to determine if you qualify for one of our apartments. Please have the following information ready when applying for income-based housing.
