$2.6 Million Renovation Preserves Affordable Senior Housing in East Central Florida

Cedar Oaks is the first RAD for PRAC conversion in Florida and the second in the country

HOLLY HILL, Florida ­– Major renovations have been completed to preserve affordable senior housing at Cedar Oaks in Holly Hill, Florida, providing senior residents with new amenities and modern updates in their apartments and community spaces.

Cedar Oaks was originally funded by a Project Rental Assistance Contract (PRAC) through the U.S. Department of Housing and Urban Development (HUD) 202 program for low-income seniors. National Church Residences’ recent renovation was made possible by the HUD Rental Assistance Demonstration (RAD) for PRAC program, which allows these types of properties to access Low Income Housing Tax Credits and debt to make needed repairs and improvements. The Florida Housing Finance Corporation awarded the LIHTC that funded the renovation. Cedar Oaks is the first RAD for PRAC conversion in Florida and the second in the nation ­– both completed by National Church Residences.

Building improvements included repainted exteriors, replacement windows and doors, parking area updates, upgraded site lighting and a new fence. Unit interiors and common spaces received all new flooring, cabinets, countertops, appliances, plumbing fixtures, HVAC systems, hot water heaters, doors and hardware.

“Through these housing tax credit award renovations, National Church Residences provides senior residents at Cedar Oaks with stability, safety and an improved quality of life,” said Sarah Branch, senior director of affordable housing for National Church Residences. “The preservation of this property means that seniors can remain in the community that they have called home – an expression of National Church Residences’ commitment to high-quality, affordable senior housing in Florida.”

Built in 1993 and comprising 44 apartment units, Cedar Oaks is located at 668 LPGA Boulevard. Amenities include a community room, laundry facility, community patio, on-site service coordinator and a dog run. Apartment rent is subsidized by the U.S. Department of Housing and Urban Development.
