COLUMBUS, OH – The Scarborough, a new 84-unit affordable senior housing community by National Church Residences, has received a $9 million U.S. Department of Housing and Urban Development (HUD) Section 202 award and is slated to break ground in summer 2025. National Church Residences will lease the land for The Scarborough from Trinity Baptist Church, a congregation with nearly 100 years of history in the community and directly across the street from the development site.

“The partnership with National Church Residences and Nix Development Company will ensure that the ministry footprint of Trinity Baptist Church reaches beyond the pews in this community,” said Victor Davis, pastor at Trinity Baptist Church. “The Scarborough will utilize the church’s land to assist with the stabilization of our community and provide safe, modern and affordable housing for our seniors.”

Located at 494 St. Clair Avenue on the Near East Side of Columbus, The Scarborough will be an income restricted community for seniors age 62 and older. The mid-rise, four-story building will consist of 76 one-bedroom and 8 two-bedroom apartment homes. Amenities will include a large community room with a kitchen, an extensive fitness center and an outdoor gathering space.

“National Church Residences is honored to bring additional safe, affordable senior housing to the historic and thriving Near East Side,” said Vice President of Affordable Housing at National Church Residences, Amy Rosenthal. “According to HUD research, there are 50 or fewer affordable housing units available per 100 very low-income households at this location – and 25% of households suffer from severe housing problems. The Scarborough will address these challenges and advance our mission to provide area seniors with high-quality affordable housing so that they can remain in the community where they have lived, worked and raised families.”

In addition to the HUD award, The Scarborough will combine non-competitive 4% Housing Tax Credits from the Ohio Housing Finance Agency and funds from the City of Columbus. Nix Development Company, LLC, a minority owned real estate development and advisory firm focused on improving the quality of life and strengthening the economic stability of residents and distressed neighborhoods through responsible revitalization, also is partnering with National Church Residences and Trinity Baptist Church to make the vision for The Scarborough a reality.

“The Near East Side is experiencing a renaissance of revitalization,” said Ray Nix, founder and president of Nix Development Company. “The Scarborough will provide one of the most vulnerable populations with an affordable community of choice and an opportunity to age in place in this historic community.”
