Our studio and one-bedroom apartments are designed for comfort and care with utilities, housekeeping, laundry, and meals included in the monthly fee. Total monthly pricing consists of the apartment rate plus a level of care fee. The level of care fee is determined through an assessment completed prior to move-in and reflects each resident’s care needs and support services.

Before move-in, our clinical team completes a comprehensive assessment to better understand each resident’s care needs. Based on the results, the resident is assigned a care level using a standardized scoring system. The corresponding level of care fee reflects the personalized support and services needed to help the resident live safely and comfortably.
For residents whose needs change over time, assessments may be updated to ensure they continue receiving the appropriate level of care.

Monthly fees may change over time for a few reasons. If a resident’s care needs increase or decrease, our clinical team may complete a new assessment and adjust the level of care fee accordingly. Fees may also change if a resident transfers to a different apartment.
In addition, annual rate adjustments may occur to help maintain the high-quality services, amenities, and care our residents and families expect. Any changes are communicated in advance whenever possible.
The community fee is a one-time, non-refundable fee due at move-in. It helps cover the cost of preparing the apartment, administrative processing, and welcoming the resident into the Harmony Trace community.
